In a significant development for urban architecture in the United States, a new skyscraper proposal was submitted in San Francisco at the site of the former Pacific Gas and Electric headquarters located at 77 Beale Street. This proposal, filed by real estate investment and development firm Hines, aims to construct a tower that stands 1,225 feet tall, surpassing the current city tallest building, the Salesforce Tower, by approximately 15 stories. The planned structure is expected to cover 1.6 million square feet and offer a blend of housing, office spaces, retail areas, and public spaces, contributing to the ongoing transformation of San Francisco's skyline. The proposed skyscraper highlights a shift in the city's architectural trends, which have evolved from a past reluctance to embrace new high-rises. In past decades, residents and city leaders expressed concerns over the so-called 'Manhattanization' of San Francisco, leading to the establishment of height and bulk limitations on new buildings during the 1970s. Consequently, the iconic Transamerica Pyramid, which opened in 1972, remained the tallest building in the city for many years. However, a surge in demand for residential and office spaces due to the tech boom starting in the late 1990s has led to a significant increase in new high-rise constructions.
