In Washington, DC, a significant transformation has taken place with the reimagining of the former US Department of Agriculture Cotton Annex into a luxury residential development. Known as Annex on 12th, this project involves 562 units offering a modern living experience in close proximity to iconic national landmarks. Pre-leasing began in September 2024, with residents moving in shortly thereafter in December 2024. The building is strategically located near the National Mall and Smithsonian museums, making it an attractive destination for potential tenants. The historic building, originally constructed in 1936 with Art Deco architecture, faced delays during completion due to World War II and governmental oversight. However, under the leadership of Carmel Partners, the revitalized structure now boasts a contemporary 13-story addition surrounding a vibrant courtyard. Dan Garibaldi, Managing Partner at Carmel Partners, emphasized the successful adaptive reuse of the building, transforming it into modern apartments designed to appeal to today’s renters while maintaining a connection to its historical significance. The new residential units range from 457-square-foot studios to two-bedroom apartments measuring 1,381 square feet. Unique features such as the “Novelle” residences include upgraded finishes like gray Maestro Tempo flooring and quartz countertops, alongside amenities such as wine refrigerators. A standout highlight is The Vault, a residents-only speakeasy that nods to the building’s past through design elements like a vaulted door with a presidential seal and a skylight that was previously part of a tobacco drying space. Additionally, residents can enjoy a rooftop infinity pool and a variety of lounges, including a private dining room and a greenhouse-style sunroom for events. The location at 300 12th Street SW allows easy access to two Metro stations, enhancing public transit options for residents.
