In Los Angeles, California, on December 16, 2024, Community Preservation Partners (CPP) announced the acquisition and forthcoming renovation of Normandie Villas, an affordable housing complex. This marks CPP's sixth community in the greater Los Angeles area. The property is situated near the University of Southern California and is conveniently located close to public transportation, grocery stores, and schools, making it an appealing option for families seeking accessible living arrangements. Normandie Villas will undergo extensive renovations to improve the housing conditions and cater to the needs of the residents. The complex consists of a one-story garden-style building and three two-story townhome buildings, offering a total of 25 units. Of these, 15 are two-bedroom units, and 10 are three-bedroom units, specifically designed to accommodate families. Importantly, two of the units will be made fully handicap accessible following the renovation. This initiative emphasizes CPP's commitment to preserving affordable housing options for families in need within this region of Los Angeles, addressing the ongoing affordable housing crisis. Planned renovations will include significant updates such as the installation of new roofing, energy-efficient heating and cooling systems, and gas water heaters. CPP aims to implement energy-efficient improvements that will far exceed California Tax Credit Allocation Committee’s (CTCAC) requirement for a 10% energy efficiency improvement. These upgrades will include enhanced roof insulation, Energy Star windows and appliances, and advanced LED lighting fixtures. The intention is not only to preserve the units but also to reduce the environmental impact and operational costs associated with the property, making it a sustainable housing option and contributing to the broader goal of environmental stewardship. In addition to the in-unit renovations, the project's scope includes substantial enhancements to shared community spaces. Upcoming improvements will involve landscaping, new site signage, upgraded mailboxes, and revamped leasing and laundry facilities.
