Castle Rock prepares for 400 new homes with Chateau Valley development

In Castle Rock, Colorado, a long-awaited development known as Chateau Valley is nearing approval after years of planning. The final neighborhood meeting regarding this project took place at town hall on August 8, 2026. The proposed development is set to be located east of Memmen Park, north of the Baldwin Park subdivision, and south of the Southridge Townhome subdivision. The land, owned by the Memmen family, has been designated for development since the 1980s, but local residents have expressed concerns about the potential impact on their community.

Developer Russell Hall of Highline Engineering & Surveying aims to transform the land into approximately 400 homes, which will include a mix of single-family houses and duplexes. Hall has stated that the project intends to blend in with the surrounding properties and improve access to existing homes by extending dead-end roads like Valley Drive and Ash Avenue. This connectivity is expected to enhance emergency vehicle response times and overall traffic flow in the area.

Despite the developer's assurances, some residents, particularly those living on Ash Avenue, have voiced their opposition to the project. Concerns have been raised about increased traffic and the potential for the area to become a thoroughfare. Residents like Scott Gricks and Maureen O'Reilly have expressed fears that the development will disrupt the neighborhood's character and safety, especially for children playing outside. O'Reilly, who lived on Ash Avenue for nearly 45 years, sold her home due to these concerns.

The Castle Rock Planning Commission is scheduled to review the development proposal on August 13, 2026, followed by a Town Council meeting on September 1, 2026. The town has been planning to provide water to the development for years, as the land was annexed into Castle Rock decades ago. As the project moves forward, it remains to be seen how the concerns of local residents will be addressed and what the final outcome will be for the Chateau Valley development.
